Skinny and dense row of homes proposed off South College Road

WILMINGTON – A long and thin strip of single family homes could be on its way to some land off South College Road pending a conditional application for rezoning in New Hanover County.

Preliminary site plans for the proposed Jasmine South subdivision show a single row of 40 homes on an approximately 0.3 mile strip of land. According to the Wilmington Business Journal, the developer intends to “provide affordable housing to the community”.

The final transaction for these parcels, which run parallel to Jasmine Cove Way on the west side of S. College, was in March 2020, a sale for $ 525,000. The buyer in this case was SOCOL, LLC. The applicant for the current rezoning application is River Birch Investments, LLC. The Journal reported that Herrington Classic Homes is the force behind the LLC that applied for a rezoning, which would allow for higher density on the 5 acre property.

The Wilmington Korean Baptist Church is located between Jasmine South and S. College Road. To the north are more single-family homes and Cedar Cove Assisted Living. On the edge of the planned development, site plans show a rain pond surrounded by open spaces and a dog meadow.

The environment is no stranger to urban sprawl. On the opposite side of the street, various property developers, with the support of the Cameron family, launched a successful rededication offer that gave the green light to the construction of the last large piece of undeveloped land at S. College. It was an area of ​​64 acres, an extension of the Whiskey Branch subdivision. It will be equipped with over 400 apartments, 120,000 square meters of retail space and more.

In the 1960s and 1970s, the S. College corridor was zoned for low density housing, but district planners and local politicians encouraged greater density in the area amid the business and residential growth in the Monkey Junction area.

The developer intends to host an online information event for nearby property owners, the link to which can be found online. The proposal is expected to be presented to the planning committee in August before a public hearing before the commission committee.

At the next meeting of the New Hanover County Planning Board, scheduled for July 8, two housing projects will be up for debate: The Hanover reservation will be cut in half by the Military Cutoff Road extension under construction and an apartment project in Scotts Hill will become presented .

Also in Scotts Hill, the New Hanover Regional Medical Center will present its offer to rededicate a large wing for the construction of a new hospital. In addition, the planning committee will consider an application for a 130-foot “monopole antenna radio communications facility” on Valley Brook Road and changes to height regulations.
